Overview

As a City Developer, you can build and lease out 2 types of Residences for users to live in: Homes (ARResidence) and Apartments (ARApartment).

Leasing out a Single Family Home

Who can lease out Homes?

Only a City Developer can lease out Homes, and only if he/she is also the owner of the Block which contains the Homes.

Note: You need to create and setup a Home to continue onto the following steps.

How do you lease out Homes?

As a City Developer, you can put your Home(s) on the Residence Marketplace, and lease out your Home(s) to other users.

Lease Out Your Home Through the Residence Marketplace

To add your Home to the listing in the Residence Marketplace, use the Developer MyPage.




  • Go to PROPERTIES > Block > Residences and select the Residence you want to list on the Marketplace.
  • From the pull-down menu, select Lease Out > Marketplace.




  • Enter the necessary information.
    • Price: Rent you're charging for this Home (minimum 10 BLU/Month).
    • Description: Add a brief description for your Home which will be displayed in the Residence Marketplace.
    • Thumbnail: Upload a thumbnail of your Home.
  • Click Submit, then Yes on the confirmation screen.
  • Go to the Residence Marketplace and check that your Home is now added to the listing.




Remove your Home from the Marketplace

  • To remove your Home from the Marketplace listing, go to PROPERTIES > Block > Residences and use the Lease Out > Cancel Marketplace command from the pull-down menu.



Leasing out an Apartment

Who can lease out Apartments?

Only a City Developer can lease out Apartments, and only if he/she is also the owner of the Block which contains the Apartments.

Note: You need to create and setup an Apartment or Apartments to continue onto the following steps.

How do you lease out Apartments?

As a City Developer, you can put your Apartment(s) on the Residence Marketplace, and lease out your Apartment(s) to other users.

Lease Out Your Apartment through the Residence Marketplace

To add your Home to the listing in the Residence Marketplace, use the Developer MyPage.

Suites and Archetypes

One big difference between leasing out Residences (single family homes) and Apartments, is that you can create and lease out multiple copies, or suites, from one original Apartment (the archetype).

  • Go to PROPERTIES > Block > Leased Blocks and select the Block which contains the Apartment you want to lease out.

  • From the pull-down menu, select Manage Apartment.
  • A dialog window will open up, with a list of Apartment archetypes you have put on this Block.
  • Highlight the Apartment you want to lease out and select Lease Out > Marketplace from the pull-down menu.




  • Note that, in addition to the usual Price, Description, and Thumbnail fields, there is an Apartments field. This is where you enter how many suites of this Apartment you want to lease out at this price.
    • Apartment suites leased out at the same price will appear only once in the Residence Marketplace, with the number of suites available shown in the Detail view.
    • Example: If you lease out 5 suites of ARApartment_Maukaside at 10 BLU each, and another 5 suites at 20 BLU each, then the Residence Marketplace will show 2 listings (not 10) of ARApartment_Maukaside, at 10 BLU and 20 BLU each. When you click on either one, the Detail view will show Suites Available: 5.
  • Enter the necessary information.
    • Apartments: Number of suites you want to lease out.
    • Price: Rent you're charging for this Apartment (minimum 10 BLU/Month).
    • Description: Add a brief description for your Apartment which will be displayed in the Residence Marketplace.
    • Thumbnail: Upload a thumbnail of your Apartment (which can be an image of the building which contains your Apartment).
  • Click Submit, then Yes on the confirmation screen.
  • Go to the Residence Marketplace and check that your Apartment is now added to the listing. You should see a listing similar to the one for Residences, except for the Suites Available field.




  • Once the Apartment or suite is leased out, it will show up in the PROPERTIES > Block > Residences tab.

  • Here you can use the usual property management commands like Edit Properties, Cancel Lease Out, Evict Tenant, etc.
  • The Remove Apartment command will remove that suite, decreasing the number of suites available by 1.


Remove your Apartment from the Marketplace

  • To remove your Apartment from the Marketplace listing, go to PROPERTIES > Block > Residences, select an Apartment or suite, and use the Lease Out > Cancel Marketplace command from the pull-down menu.
